We can offer 2 options to apartment owners
- "Option 1" is where we will list your property on our website, advertise, take photos, write a description, do accompanied viewings, with an aim at getting a good reliable tenant for you. References where possible will be checked, confirmation of work will be requested and a general observation of character will be carried out. Unfortunately, unlike in the UK, we are unable to carry out our credit checks on the tenant as there isn’t the facility to do that here in Tenerife.
On finding a tenant, one months deposit will be requested (unless otherwise agreed), rent will be paid in advance, photos will be taken of the property before a tenant moves in, and an inventory will be checked & signed along with a 6 month contract (both in English & Spanish so it’s legally binding). Once the tenant is in your property we will carry out internal & external checks, collect the rent, pay it into your chosen Spanish account (less our commission & any other costs), deal with any problems that may arise and generally manage the property & tenant for you. Certain information will be requested from you so we can effectively manage your property as seamlessly as possible, giving you peace of mind and money in the bank!! (Unless an emergency, no work will be carried out without your prior approval).
- "Option 2" is where we can provide a service for an annual fee to manage an empty property. Maybe you only use it yourselves for holidays so it’s left locked up unattended for long periods of time. We can provide a service where we check it internally/externally and report back to you, dispose of any junk mail, check for any faults, check utilities, check for vermin, storm damage, get it cleaned, arrange maintenance work and general reporting.
Cleaning, decorating, arrange building work, shopping ie replacement items, post collection and redirect or scan, TV system renewal, utility reconnections, put you in touch with legal representative, annual taxes, insurance etc.
Give us your list of requirements and we will do our utmost to meet these within your budget. All our properties are carefully selected and we’re not afraid to turn away properties with known faults that either can’t be resolved or owners won’t resolve. If you do come across any problems, report them to us and we will act straight away on trying to resolve them. We have a lot of contacts in place so if we can’t find something ourselves we know a man who can!
